Les charges dites g\u00e9n\u00e9rales<\/strong><\/p>\n\n\n\n<p>\u200bCe sont les charges permettant de faire fonctionner la copropri\u00e9t\u00e9 et de la garder en \u00e9tat. L&rsquo;assembl\u00e9e g\u00e9n\u00e9rale des copropri\u00e9taires vote chaque ann\u00e9e le montant de ces charges courantes et les soumet \u00e0 un vote \u00e0 la majorit\u00e9 simple.&nbsp;<\/p>\n\n\n\n<p>Parmi les <strong>charges courantes<\/strong>, sont inclus :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>les <strong>d\u00e9penses d&rsquo;administration de la copropri\u00e9t\u00e9<\/strong> : honoraires du syndic de copropri\u00e9t\u00e9, salaires du personnel, les assurances de l&rsquo;immeuble&#8230;<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Les <strong>frais de fonctionnement<\/strong> : factures d&rsquo;eau, d&rsquo;\u00e9lectricit\u00e9, entretien des espaces communs ou espaces verts, ordures m\u00e9nag\u00e8res&#8230;<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Les <strong>travaux d&rsquo;entretien courant<\/strong> de l&rsquo;immeuble<\/li>\n<\/ul>\n\n\n\n<p><strong>2. Les charges dites exceptionnelles<\/strong><\/p>\n\n\n\n<p>Il peut arriver que certaines charges ne soient pas pr\u00e9vues dans le budget pr\u00e9visionnel convenu par le syndic et vot\u00e9 par l&rsquo;assembl\u00e9e g\u00e9n\u00e9rale. L&rsquo;assembl\u00e9e g\u00e9n\u00e9rale peut donc d\u00e9cider d&rsquo;entreprendre de nouvelles d\u00e9penses ponctuelles, soumises au vote de l&rsquo;assembl\u00e9e.&nbsp;<\/p>\n\n\n\n<p>Parmi ces d\u00e9penses, l&rsquo;on retrouve :&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Travaux importants<\/strong> d&rsquo;entretien ou de conservation du bien : ravalement de fa\u00e7ade, r\u00e9fection de la toiture, remplacement de mat\u00e9riel&#8230;<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Travaux d&rsquo;am\u00e9lioration<\/strong> : am\u00e9nagement de partie commune&#8230;<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Diagnostics et \u00e9tudes techniques<\/strong> : consultants d&rsquo;experts, d&rsquo;avocats, diagnostic d&rsquo;amiante, de plomb, de termites&#8230;<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Avances<\/strong> pour travaux&nbsp;<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Services collectifs<\/strong> : service de nettoyage, s\u00e9curit\u00e9&#8230;<\/li>\n<\/ul>\n\n\n\n<p><strong>Comment se fait le paiement des charges de copropri\u00e9t\u00e9&nbsp;?<\/strong><\/p>\n\n\n\n<p>Tous les copropri\u00e9taires sont redevables des charges de copropri\u00e9t\u00e9 \u00e0 hauteur de leur quote-part (1\/4 du budget vot\u00e9).<\/p>\n\n\n\n<p>Elles doivent \u00eatre vers\u00e9es mensuellement ou par trimestre au syndic de copropri\u00e9t\u00e9.&nbsp;&nbsp;<\/p>\n\n\n\n<p>En cas de d\u00e9penses exceptionnelles, l&rsquo;assembl\u00e9e g\u00e9n\u00e9rale fixe le montant de la d\u00e9pense et la date de versement des provisions attenantes.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Que dit la loi \u00e0 ce sujet ?
